Where to Stay in the Hamptons for Christmas: Five Homes for a Quiet, Firelit Holiday by the Sea

October 21, 2026

December is when the Hamptons go quiet in the best way. The traffic thins out, the ocean beaches are empty, and the villages light up for the season. If you are deciding where to stay in the Hamptons for Christmas, the real question is not just which village, but which house: one with a fireplace for Christmas Eve, a table big enough for the whole family, and a hot tub for a cold, clear night.

At Luxury Beach Getaway, we have hosted guests on the East End since 2008, and every home we list is one we have vetted ourselves. Below are five of our Hamptons Christmas rentals that still had open dates for Christmas week when we checked in late October, plus a quick guide to choosing your base. Looking for parades, tree lightings and holiday lights? Those are all in our guide to Christmas in the Hamptons.

Where to Stay in the Hamptons for Christmas: Choosing Your Village

Each part of the South Fork feels a little different in December. Here is how we help guests decide.

Southampton and Shinnecock Hills. Our first pick for a Christmas stay. Southampton Village keeps its shops and restaurants busy through the holidays, Coopers Beach is a few minutes away for a winter walk, and you are well placed for day trips east. Four of the five homes below are here.

Hampton Bays. Just west of the Shinnecock Canal, quieter and usually better value, with Ponquogue Beach close by and an LIRR station for guests coming out by train.

Sag Harbor and East Hampton. The postcard villages, roughly a 20- to 30-minute drive east of Southampton. Easy to visit for a holiday dinner or an afternoon of shopping from a Southampton base.

Montauk. The end of the island: dramatic, windswept and very quiet in winter. Lovely for a day out, but a long drive from most of the village celebrations.

Our Hamptons Homes for Christmas 2026

All five homes below showed open dates for December 23–28, 2026 when we checked our booking calendar in late October. Christmas week books up quickly and availability changes daily, so check the live calendar on each home’s page. We have matched each one to the kind of Christmas it suits best.

For Three Generations Under One Roof: A Hamptons Christmas With Room for Everyone

Three generations under one roof for the holidays means a long list of needs: enough bedrooms that nobody is on an air mattress, bathrooms that keep the morning moving, a quiet floor for the grandparents, and one table where everyone fits for Christmas dinner.

Southampton 5BR · 4 Kings, Pool & Private Yard

This five-bedroom Southampton home is laid out for exactly that. The lower level is the quiet floor: three king bedrooms (one with an ensuite bath), a full hall bath and the laundry room, with direct access to the deck. Upstairs, the main living space has vaulted ceilings with skylights, a large sectional facing a smart TV, and an island kitchen whose sliding doors open to the deck. Two more bedrooms are on this level, a king with a sleeper sofa and a twin room that works well for the kids.

Christmas dinner is solved by a dining table that seats 10, steps from the kitchen. After dinner, the covered hot tub tucked beneath the upper deck is open year-round, and the indoor fireplace is listed among the home’s amenities. The house sits on a deep, wooded lot at the end of a quiet street, and the driveway fits up to four cars, so the whole family can drive out on their own schedules.

  • Sleeps: 10 (5 bedrooms with 4 king beds, 3 full bathrooms)
  • Christmas highlights: Dining table for 10, indoor fireplace, year-round covered hot tub ($95 cleaning fee)
  • Location: Southampton, minutes from Southampton Village and Coopers Beach
  • Good to know: The pool is open Memorial Day to Labor Day only; pets by approval; driveway for up to 4 cars

For Grandparents and Toddlers: A Hamptons Christmas on One Level

When the group includes grandparents who would rather skip the stairs, or toddlers who should not be near them, the layout matters as much as the location. So does a second place to retreat when the house gets loud on Christmas afternoon.

Southampton Pool Home Near Village

Every bedroom and living area in this Southampton home is on one level, which makes it the easiest house in this guide for anyone who finds stairs a chore. Four bedrooms (two kings and two queens) sleep 8, or 10 with the queen sleeper sofa in the den. The ensuite king and a second full bath are on the same floor as everything else.

The bigger win at Christmas is the two separate living rooms, both with oversized sofas and smart TVs: one can be the movie room while the other, with the fireplace, stays quiet. The kitchen has an island with stool seating, an eat-in table for six and a pass-through window to the den. Out back, the hot tub is open all year, and the private driveway has space for four cars. It sits on a quiet street minutes from Southampton Village.

  • Sleeps: 8 (10 with the queen sleeper sofa); 4 bedrooms, 2 bathrooms, all on one level
  • Christmas highlights: Fireplace, two living rooms with smart TVs, year-round hot tub ($95 cleaning fee)
  • Location: Southampton, 3.6 miles from Shinnecock Hills Golf Club
  • Good to know: The heated pool is seasonal (Memorial Day to Labor Day); driveway for up to 4 cars

For Families Bringing the Dog: A Hamptons Christmas With a Fenced Yard

If the dog is part of the family Christmas, you need a home that says yes in writing, a yard where the dog can run safely, and enough calm that everyone, two-legged and four-legged, can settle in by the fire.

Southampton / Shinnecock Retreat | Heated Pool & Hot Tub

This single-level, three-bedroom home on Shinnecock Hills Road welcomes dogs case by case with approval, for a standard fee of $218 per dog (an extra charge may apply for heavy-shedding breeds). The yard is fully fenced, and the house is set back from the road in a quiet, leafy setting, which makes early-morning and late-night dog walks easy.

Inside, the living room is built around a wood-burning fireplace, with sliders opening to the deck and a TV in both the living room and the primary bedroom. The king primary has its own ensuite bath, a second king and a twin room share the hall bath, and the fully equipped kitchen has full-size appliances for the holiday meal. On a cold night, the saltwater hot tub is open year-round. Coopers Beach is about 3.4 miles away for a winter beach walk with the dog.

  • Sleeps: 6 (3 bedrooms, 2 bathrooms, single level)
  • Christmas highlights: Wood-burning fireplace, year-round saltwater hot tub ($95 per cleaning), fully fenced yard
  • Location: Southampton, about 3.4 miles to Coopers Beach and 3.5 miles to Southampton Village
  • Good to know: Dogs welcome case by case ($218 per dog); the pool is a summer amenity; parking for 3–4 cars

For Little Ones Who Love the Water: A Hamptons Christmas on Southampton Cove

For young families, a holiday rental has to be safe and set up before you unpack, with real baby gear, gates on the stairs and room for naps. If you also want to wake up to water views on Christmas morning, look at this one.

Hamptons Water Living: Private Dock, Waterfront

This four-bedroom home sits in the Southampton Cove community with a private dock, and the main floor’s living room, full kitchen and dining room all look out over the water. It comes ready for babies and toddlers: a pack ‘n play, high chair, baby gates, toys and books, with childproofed cabinets and gated staircases, plus a low garden fence that keeps little ones away from the water’s edge.

The house is set across two floors, each with its own private entrance. Downstairs is a second lounge with a kitchenette, a king ensuite bedroom and a Florida room looking onto the backyard, so a second family or the grandparents can have their own space. For indoor afternoons there are board games and a piano, along with smart TVs and Nest thermostats. The beach is about a mile away, and Southampton Village and Sag Harbor are a few minutes’ drive.

  • Sleeps: 9 (4 bedrooms plus a sofa bed, 2 bathrooms)
  • Christmas highlights: Water views from the dining room, two living areas, baby gear, piano and board games
  • Location: Southampton, about a mile from the beach and minutes from Southampton Village and Sag Harbor
  • Good to know: Some outdoor furniture is stored during the off-season

For Guests Arriving by Train: A Hamptons Christmas Near the Station

Not everyone in the group wants to drive out from the city on December 23. If some of your guests are taking the LIRR, a home within walking distance of the station keeps arrivals simple.

Poppy’s Hampton House | 3BR + Bonus | Near Beach

Poppy’s is in Hampton Bays, and the LIRR station is about a 15-minute walk from the front door. The home was renovated in 2022 and has three bedrooms and three bathrooms, so a small family or two couples each get a bathroom without a morning queue. The kitchen has granite countertops, and the living and dining areas are open, with TVs in the living room.

The extra space is the entertainment room, which overlooks the fenced-in yard and gives the kids their own spot for new Christmas toys. The indoor fireplace is listed among the home’s amenities, and the house is pet friendly ($218 per pet), so the dog can come too. Ponquogue Beach and the bay beaches are a few minutes’ drive, and Southampton is close for holiday shopping.

  • Sleeps: 6 (3 bedrooms, 3 bathrooms, plus a bonus room)
  • Christmas highlights: About a 15-minute walk to the LIRR, indoor fireplace, bonus entertainment room
  • Location: Hampton Bays, near Ponquogue Beach and a few minutes’ drive to Southampton
  • Good to know: Pet friendly ($218 per pet); outdoor furniture and grill are stored from Columbus Day to Memorial Day

Which Amenities Matter Most in a Hamptons Christmas Rental?

The amenities that matter most in a Hamptons Christmas rental are a working fireplace, a hot tub that stays open all winter, a dining table that seats your whole group, a well-equipped kitchen for the holiday meal, enough bedrooms and bathrooms, reliable heat with off-street parking, and a pet policy that fits your family.

  • Fireplace: December evenings on the East End are cold, and a fire is what makes the house feel like Christmas. The Southampton / Shinnecock Retreat has a wood-burning fireplace, and the Southampton Pool Home Near Village and Poppy’s Hampton House have fireplaces too.
  • Year-round hot tub: Pools in the Hamptons are a summer amenity, so in December the hot tub is the outdoor treat. Confirm it runs all winter and whether a cleaning fee applies.
  • A table for everyone: Christmas dinner is the one meal the whole group shares, so check the seating, not just the bed count. The Southampton 5BR has a dining table that seats 10.
  • A real kitchen: Many restaurants keep short hours or close on December 24 and 25, so plan to cook at least one holiday meal at the house. Look for full-size appliances, plenty of cookware and counter space.
  • Enough bedrooms and bathrooms: Count bathrooms as well as beds for a full house over several nights. Single-level layouts, like the Southampton Pool Home Near Village, are easier for grandparents and toddlers.
  • Heat and parking: Make sure heating is listed and the home has a private driveway, so arrivals and holiday outings are easy in winter weather. The Southampton 5BR and the Southampton Pool Home Near Village each have driveway parking for up to four cars.
  • A pet policy that fits: If the dog is coming for Christmas, check the policy before you book. Poppy’s Hampton House is pet friendly and the Southampton / Shinnecock Retreat welcomes dogs with approval, both with a $218 per-pet fee.

Stocking Your Hamptons Christmas Rental

Two Southampton village stops we send every holiday guest to, both a few minutes from the homes above.

Hildreth’s

Hildreth’s has been serving the East End since 1842, and it is where we would go to fill in the gaps for a rental Christmas: table linens, serveware, candles, throws and a dedicated Christmas collection. It is on Southampton’s Main Street, so pair it with a walk through the decorated village.

Tate’s Bake Shop

The original Tate’s bake shop on North Sea Road is the easiest Christmas dessert plan in the Hamptons. Pick up a box of the famous thin, crispy chocolate chip cookies for the house, or something sweet for Christmas dinner. Lines get long in the days before Christmas, so go early in the morning.

Tips for Booking a Hamptons Christmas Rental

Book by early November. Christmas week and New Year’s are the busiest stretch of the winter, and the homes with fireplaces and hot tubs go first.

Plan for minimum stays. Most homes require a minimum number of nights over the holidays, so a one-night Christmas Eve search usually comes up empty. Search a longer window, such as December 23–28.

Pools are summer only. Pools and most outdoor furniture are put away between Columbus Day and Memorial Day. Hot tubs are the exception at several homes, usually with a cleaning fee.

Bring a car. The LIRR reaches Hampton Bays and Southampton, but once you are here you will want a car for beach walks, village dinners and day trips.

Call restaurants ahead. Many places keep shorter winter hours, and some close on December 24 and 25.

Prefer a Quieter Christmas? Consider the North Fork

If your ideal Christmas is slower, think farm stands, fireside wine tastings and small-town tree lightings, look across Peconic Bay. Our North Fork Christmas rentals include waterfront homes and an East Marion three-bedroom with a fireplace, several of them still open for Christmas week 2026. It is an easy drive to the South Fork for a Hamptons dinner or two.

Book Your Hamptons Christmas Home

The best part of a Hamptons Christmas happens after the tree lighting: coming home to a warm house, a fire in the fireplace and the whole family around one table. Luxury Beach Getaway has been matching guests with the right East End home since 2008, and our local team is here before, during and after your stay.

Frequently Asked Questions

Where is the best place to stay in the Hamptons for Christmas?

Southampton is our top pick for most families: it has a lively village through the holidays, beaches minutes away and easy drives to Sag Harbor and East Hampton. Hampton Bays is a quieter, often more affordable alternative with an LIRR station. Most of our homes with Christmas availability are in Southampton.

Are Hamptons vacation rentals available over Christmas week?

Yes, but inventory is limited. When we checked in late October, several Luxury Beach Getaway homes in Southampton and Hampton Bays still had December 23–28, 2026 open. Holiday stays usually have a minimum number of nights, so search a multi-night window.

Do Hamptons Christmas rentals have fireplaces and hot tubs?

Many do. Of the five homes in this guide, four have a fireplace and three have a hot tub that runs year-round (a $95 cleaning fee applies). Pools are closed in winter.

Are the pools open at Christmas?

No. Hamptons pools are a summer amenity and are generally open from Memorial Day to Labor Day or Columbus Day. In December, look for a fireplace and a year-round hot tub instead.

Can I bring my dog to a Hamptons Christmas rental?

Some homes welcome dogs. Poppy’s Hampton House is pet friendly and the Southampton / Shinnecock Retreat accepts dogs with approval, both with a fee of $218 per pet. See all of our pet-friendly Hamptons rentals.

Should I stay in the Hamptons or the North Fork for Christmas?

Choose the Hamptons for busier villages, more restaurants and ocean beaches. Choose the North Fork for a slower, wine-country Christmas. Both forks have homes open for Christmas 2026 in our Hamptons and North Fork Christmas collections.
