Built in 2019, the main floor opens through a foyer with twenty-foot ceilings into an open great room with ten-foot ceilings, exposed wood beams, and a wall of windows facing the Long Island Sound. The chef's kitchen has Thermador appliances including gas range, double ovens, and refrigerator, with a large quartz island seating four, a pantry, and full cookware. The dining area seats six under industrial pendants. A separate living room has custom built-ins and a beamed ceiling. A dedicated home office overlooks the front yard with built-ins, window seat, dual monitors, wireless keyboard, printer, and a TV. A full bath rounds out the main floor.

Upstairs, the primary suite has a king bed, walk-in closet, TV, and an en-suite marble bath with double vanity, glass shower, and jacuzzi tub overlooking the Sound. Sliding doors open to a private balcony with water views. The Sunrise Room has a vaulted beamed ceiling, queen bed, TV, and an arched Palladian window. The Surf Room has a twin-over-queen bunk for three guests. The two guest rooms share a full bath.

The finished lower level has a recreation space with sectional seating, recliner, dry bar, high-top table, eighty-five-inch smart TV, and Sonos. Ping pong table. Powder room. Samsung washer and dryer. Sliding doors open to a stone patio with gas fire pit and grill. Sonos plays in the living room, terrace, office, and basement simultaneously. Three hundred Mbps fiber internet. Central air conditioning on the main and upper floors; the basement has a window unit.

Seasonal Availability of Outdoor Amenities
Outdoor amenities, including patio furniture, grill, and fire pit, are typically available Memorial Day through Columbus Day. Contact us with questions about specific amenities during your stay dates.

-Seasonal or daily parking permits for North Fork beaches are not available. Iron Pier Beach is accessed by foot from the property.

Cancellation Policy
Bookings canceled at least 30 days before the start of the stay receive a 100% refund. Bookings canceled at least 14 days before the start of the stay receive a 50% refund.
Guest Insurance

Guests are required to sign a Rental Agreement. A property damage protection policy is included with the booking. This policy covers incidental damage to the home during the stay. It does not cover trip cancellation due to illness or other personal reasons. A refundable security deposit is collected prior to arrival for longer term stays. Report any incidents promptly.
