Seasonal Availability of Outdoor Amenities
Please note that all outdoor amenities, including patio furniture, grills, and other exterior equipment, are typically stored away between Columbus Day and Memorial Day. If you have specific questions regarding these amenities, feel free to reach out to us for more information.

Due to the climate of the Northeastern U.S., hot tubs will typically only be available for use from Memorial Day to Labor Day. If your booking falls outside of that time frame and you intend to use the hot tub, please be sure to inquire if it will be available for use prior to booking.

IMPORTANT NOTES:
- The primary renter must be at least 25 years old.
- No pets allowed.
- No smoking on the property.
- For stays over 21 days, please note that any extra utility costs beyond the initial charged amount are the guest's responsibility.
- For reservations of 29 nights or more, a refundable deposit will be collected prior to arrival. Our Team will reach out for further details upon booking.

Cancellation Policy
- Bookings canceled at least 30 days before the start of stay will receive a full refund.
- Bookings canceled at least 14 days before the start of stay will receive a 50% refund.
- Cancellation due to storm is non-refundable.
- This cancellation policy is not applicable for HVMB guests.

Guest Insurance
As part of booking, we secure insurance for your stay and will require you to sign a Guest Rental Agreement. This insurance covers incidental damages to the property during your stay and does not cover cancellation due to illness or other reasons. For longer term stays we require a refundable security deposit. If something happens by mistake or accident, let us know. You are covered.

Guests have full private access to the home, patio, and yard. Driveway parking is available. Check-in instructions provided prior to arrival.
