Rental Rules
Please review and advise all members of your party about these rules before arrival. You are responsible for the actions of all members of your party. Importantly, please note the rules about Parties, Limousines/Buses and Parking.
We are well -respected in our community and work hard to maintain our reputation and our ability to provide short-term rentals. To protect this reputation, we are very adamant about compliance with our rules and Rental Agreement. We may terminate your rental and/or take legal action if any of these rules is broken.
Check-in and Check-out times
Unless otherwise arranged with the Property Manager, Check-in is anytime after 4:00PM on the first day of your rental, and Check-out must occur before 11:00 am.
Minimum Age
The minimum age for a renter is 25 years old. You may have people under this age in your rental party. Renters will be required to present photo-ID on check-in.
Guests and Visitors
Your reservation is for the specific number of people listed on your Rental Agreement. Overnight visitors are permitted only with our advance written consent.
Parking
Parking is limited based on the number of bedrooms:
3+ bedrooms: 3 parking spots
1-2 bedrooms: 2 parking spots
Prior approval from the property manager is necessary for oversized, commercial, or RV vehicles’ arrival and parking availability for these vehicles cannot be guaranteed. Parking is allowed only in designated parking areas and may be arranged front-to-back, such that a car may be required to move in order to allow another to pull out. Parties and other events are not permitted in or around the Property without our written approval.
Towels
Towels and linens may not be removed from the Property. We suggest that you bring or purchase beach towels. Additional housekeeping service is available for an additional charge.
Keys and Key Replacement
On check-in, you will be issued one or more keys or key cards. A lost key charge will apply if a key is not returned at check-out.
Smoking
There is no smoking inside the Property or on the Property grounds. Guests will be responsible for cigarette burns and other damage cause by smoking and for any deep-cleaning costs associated with clean
Quiet Hours
Unless otherwise specified on the Local Noise Ordinance as per the Rental Agreement, quiet hours are from 10:00PM – 8:00AM.
Garbage
All garbage must be stored in the proper garbage or recycling receptacle.
Hot Tubs
If the Property is equipped with a hot tub, then:
Use of the hot tub is at your own risk. We do not provide lifeguard services. You should not enter the hot tub if you have been ill, if you are under the influence of alcohol or drugs, if you have experienced children in diapers or under the age of 5 allowed in hot tubs All children in the hot tub must be supervised by a competent adult
Do not stand, sit or lie on hot tub covers. These covers are meant for insulation only and are not designed to support a person’s weight. You will be responsible for replacement if damaged. Hot tubs are treated with chemicals applied before your arrival.
When not using the hot tub, return the cover to keep the water warm.

Well and Septic
Certain of our properties are on a well and septic system. The mineral content in the water is high and, during a drought, the water may have an odor. This is normal. The septic system is very effective, but will clog if material other than toilet paper and human waste is flushed. In particular, feminine products should never be flushed. Illegal drug use or possession is not permitted on the Property.
Criminal Activity
Any use of the Property for criminal activity is prohibited.
Compliance with Local Rules
Your rental party must comply with all local association rules applicable to the Property.
Owners Closets
The Property Owner may store personal effects in a locked owner’s closet. Renters shall not allow any member of the rental party or any third party to attempt to access the owner’s closet.
Insects
The property is treated periodically as part of a pest and termite control program and is cleaned after each rental. However, occasional insects are inevitable consistent with a beach house.
Personal Property
If, following check-out, you discover that you left some personal property at the Property, please contact us as quickly as possible. We will make reasonable efforts to find and return your property to you, but
