Steve’s Place is a comfortable and well-maintained Southold home designed for relaxed family stays. The home sleeps up to six guests across three bedrooms, with two queen beds and one bunk bed with a full-size lower bunk.

Inside, the remodeled kitchen is fully equipped and opens to a cozy living area with ample seating, making it easy to spend time together after a day at the beach or vineyards. The living room is ideal for movie nights, reading, or quiet evenings in. The home is pet-friendly for small dogs, allowing the whole family to travel together.

Outdoors, the fenced yard is a private retreat featuring a heated pool, poolside loungers, a gas grill, and covered deck seating with views of the pool and garden. The setting is quiet and residential, offering a calm place to unwind while remaining close to everything Southold and the North Fork have to offer.

Seasonal Availability of Outdoor Amenities
Please note that all outdoor amenities, including pool, patio furniture, grills, and other exterior equipment, are typically stored away between Columbus Day and Memorial Day. If you have specific questions regarding these amenities, feel free to reach out to us for more information.

Due to the climate of the Northeastern U.S., outdoor pools and attached hot tubs will typically only be available for use from Memorial Day to Labor Day. If your booking falls outside of that time frame and you intend to use the pool/hot tub, please be sure to inquire if they will be available for use prior to booking.

If you are looking for multiple homes that are close by for additional family and/or friends please inquire! We have many other beach homes within close proximity.

IMPORTANT NOTES:
- The primary renter must be at least 25 years old.
- There is a standard pet fee of $200 per pet, per stay. An additional $100 may apply for dogs that shed excessively. (We only allow small dogs)
- For stays over 21 days, please note that any extra utility costs beyond the initial charged amount are the guest's responsibility.
- Properties with a heated pool incur a daily pool heat fee of $45.
- For reservations of 29 nights or more, a refundable deposit will be collected prior to arrival. Our Team will reach out for further details upon booking.

Cancellation Policy
- Bookings canceled at least 30 days before the start of stay will receive 100%.
- Bookings canceled at least 14 days before the start of stay will receive a 50% refund.
- Please note: This cancellation policy is not applicable for HVMB guests.

Guest Insurance
Please note, as a part of booking we secure insurance for your stay and will require you to sign a Guest Rental Agreement. This insurance is meant to cover any incidental damages to the property that may occur during your stay and does not cover any issues with your trip related to cancellation due to illness or other reasons. We understand that things happen by mistake or accident from time to time, we ask that you let us know when it happens. You’re covered with us - we’re invested in you having a worry-free stay!
