Welcome to North Fork Escape, a bright and comfortable 4-bedroom home on a quiet lane in East Marion. This home combines privacy, space, and convenience—just a short walk to Lavender By The Bay and moments from Greenport Village, Orient Beach State Park, wineries, and farm stands.

Main Level

The home features two separate living areas, ideal for multigenerational families or groups who want room to unwind.
• Living Room 1: Real wood-burning fireplace (guest use October–April) and sliders opening to the back deck.
• Living Room 2: Sectional sofa, TV, and a relaxed hangout layout—great for movie nights or kids’ downtime.

The kitchen includes full-size stainless appliances, a gas range, generous counter space, and a cozy breakfast nook overlooking the yard.
A separate dining room seats six comfortably for shared meals or game night.
A full bathroom with a walk-in shower is also located on the main level.

Bedrooms (Upper Level)

All four bedrooms are upstairs, offering privacy and restful sleep:
• Primary Bedroom: King bed, dresser, TV, large windows overlooking the yard
• Bedroom 2: Queen bed
• Bedroom 3: Queen bed
• Bedroom 4: Queen bed
Two additional full bathrooms serve the upper level.

Outdoor Space
The backyard is a true highlight:
• Large flat lawn surrounded by mature landscaping
• Stone firepit for evening gatherings
• Pergola-covered deck with outdoor dining and a gas grill
• Wrap-around front porch with Adirondack chairs for morning coffee or afternoon relaxation

Please note: The yard is not fenced. Outdoor furniture and grill are stored from Columbus Day to Memorial Day.

• 67 Steps & Klipp Park (Greenport Village): Require Greenport Village permit for parking (walk/bike is fine)
• Southold Town beaches (Town Beach, McCabe’s, Kenney’s, Goldsmith Inlet, New Suffolk) require a Southold Town non-resident permit in summer.

Important Notes
• The primary renter must be at least 25 years old.
• Pets: Small dogs only. $200 per pet per stay (+$100 for heavy shedders).
• Stays over 21 days: Guests pay utility overages beyond included baseline.
• Stays 29+ nights: A refundable security deposit is collected before arrival.

Cancellation Policy
- Bookings canceled at least 30 days before the start of stay will receive 100%.
- Bookings canceled at least 14 days before the start of stay will receive a 50% refund.

Guest Insurance
Please note, as a part of booking we secure insurance for your stay and will require you to sign a Guest Rental Agreement. This insurance is meant to cover any incidental damages to the property that may occur during your stay and does not cover any issues with your trip related to cancellation due to illness or other reasons.
