The cottage boasts two well-appointed full bathrooms . Additionally, an outdoor shower invites you to rinse off after a day spent at the Peconic Bay beach. Inside, the eat-in kitchen with a quaint breakfast nook serves as a central gathering spot, illuminated by natural light streaming through large windows. Enjoy meals at the kitchen table or grab a quick bite at the bar area with seating for two. For larger gatherings, the covered patio has a table accommodating up to eight guests. Seasonal Availability of Outdoor Amenities
Please note that all outdoor amenities, including the patio furniture, grills, and other exterior equipment, are typically stored away between Columbus Day and Memorial Day. If you have specific questions regarding these amenities, feel free to reach out to us for more information.

IMPORTANT NOTES:
- The primary renter must be at least 25 years old.
- No pets allowed.
- No smoking on the property.
- For stays over 21 days, please note that any extra utility costs beyond the initial charged amount are the guest's responsibility.
- For stays longer than 29 days, a refundable deposit is required. Our Team will reach out for further details upon booking.

Cancellation Policy
- Bookings canceled at least 30 days before the start of stay will receive 100%.
- Bookings canceled at least 14 days before the start of stay will receive a 50% refund.
- Cancellation due to storm is non-refundable
- Please note: This cancellation policy is not applicable for HVMB guests.

Guest Insurance
Please note, as a part of booking we secure insurance for your stay and will require you to sign a Guest Rental Agreement. This insurance is meant to cover any incidental damages to the property that may occur during your stay and does not cover any issues with your trip related to cancellation due to illness or other reasons. We understand that things happen by mistake or accident from time to time, we ask that you let us know when it happens. You’re covered with us - we’re invested in you having a worry-free stay!
