This beach cottage is magical! My dog and I stayed for 3 nights and had the best time. The cottage is definitely a bit rustic, but we were very comfortable. Location cannot be beat. We can’t wait to go back!

We loved this little place right on the Long Island sound. Surrounded by bigger houses, but honestly, it felt like we had the special place. Tucked away and private but a nice walk to great restaurant down the street, plus a 7 minute drive to other restaurants and shops. Would love to come back.

We rented this little cottage to visit my Mom for her birthday. It has everything you need and it’s clean! The location cannot be beat. Steps from the beautiful Long Island Sound which we went in during the 105 degree heat. The cottage has two window a/c units that kept it cool the whole time. The bed is very comfortable and there are kayaks if you want to have some fun on the water. The restaurant La Plage is a quarter of a mile away and the food and service are superb! We will definitely rent this again! Great host.

Our property manager, Debbie, made herself available throughout our stay to answer all of our questions. Everything needed for our comfort weekend was provided. This place was exactly as advertised, a quaint beach shack in a phenomenal location directly on the beach. We had a nice stay and it was just what we needed given we had a busy weekend in the area. The bed was very comfortable! We enjoyed our stay.

We spent 3 nights and brought our two kids. This tiny beach house is magical. Beautiful beachfront location and wonderful community around you. We fished, walked to La Plage restaurant (delicious!), swam and enjoyed the most beautiful sunsets. The house is well equipped (including beach chairs and beach towels).
Tips: bring water shoes for the rocks and bug spray! Enjoy this little piece of heaven! Can’t wait to return!

We had an absolutely wonderful stay! I traveled with my husband and five month old baby as well as my German Shepherd. I cannot stress how nervous I was about my first overnight outing with baby. Debbie was absolutely amazing, she ran over a pack and play which was a lifesaver during our stay. I really appreciated the fully stocked kitchen for easy meals, internet speeds were great so both my husband and I were able to get a bit of work done, and the overall layout of the property is perfect for a small family. Also a huge plus for us was that the property feels extremely private because of the surrounding vegetation. Finally, The location is extremely convenient because there are super market very close by. This is my first time renting for a vacation in general instead of staying at a hotel and we are definitely coming back! PS – if you are coming as a couple for a romantic getaway this spot would be absolutely perfect!

This place is like the Four Seasons of Glamping. Yes it’s rustic, but also very comfortable. Beautiful trees and bushes wrap an embrace around the little cottage and the vista feels like it is there just for your enjoyment. Rocky walking out in to the water so maybe pack some water shoes.

It reminded me of my youth.

Few places have exceeded my expectations on here, but this cottage did that and more. Simply stated, the location has to be seen to be believed. Seriously, the private beach in the photos IS your backyard. Small cottage is clean, charming, and has AC and anything you need to lay your head down at night. Incredible wifi strength, too! But you should not book this to be inside — this is for beach lovers who want to take endless swims in the ocean and walk up and down the quiet beach or sit on lounging chairs perched right atop the dunes overlooking it all. The outdoor shower temperature and pressure was the added bonus. So private and clean! Just a sensational experience that we can’t wait to book again.
Debbie from Luxury was a delight, so helpful and friendly with great recommendations. I hope to use this group again, as they have many other beautiful properties. Who knew Wading River was a beach lover’s dream?! Thank you to all!

Great weekend break with the family on the beach. Truly wonderful and 5 stars!

This was an ideal place for the two of us to enjoy a peaceful time on the beach as well as a great location for exploring Long Island. We enjoyed the best wineries of the North Fork (less than an hour away), a day trip to Montauk via Shelter Island, and a day trip to Sagamore Hill at Oyster Bay. When not exploring, we sat on the beach chairs, read, watched the waves, and cooked delightful, local produce and meats on the grill. Debbie, the manager, provided the right balance of welcome and distance, while ensuring everything we needed in a beach cottage was ready for us to get away.

As advertised. Rustic but location was great. Hosts were terrific!

We stayed there for 2 nights in June of 2022. The cottage is literally on the beach!
There are parking restrictions in that area so there are very few people on the beach. At times we had large swats of the beach to ourselves!
The house is worn out and dated but very clean and tidy. We had to reach out Virginia and Debbie on a couple of occasions and they were very prompt to get back to us.
This property is dog friendly which we really appreciate.
The only downside is that they make you sign a contract which was not disclosed in the airbnb listing.

The beach house was perfect for a getaway from the city, and provided the ideal setting for a proposal to my now fiancée! A very cute and cozy beach shack surrounded by vegetation and little dunes, it felt quite secluded from the other houses in the area, and had everything you need for a great beach day. It was so nice to hear the waves while going to sleep.
Also, the friendly and reliable communication with Debbie was great! While the written instructions for check-in and check-out were sometimes unclear, Debbie was always was very quick to respond to questions, as well as offer great suggestions for things to do in the area.
I hope to get the chance to return in the future!

The beach house was perfect! Everything we needed was there. The kitchen has every utensil you will need. We were extremely comfortable the entire stay. Debbie was a perfect host. She made sure we had everything we asked for. We really enjoyed grilling on the deck with the beautiful view of the beach. Sunsets were amazing! We can’t wait to go back!

Great little cottage for a last minute getaway with my family of 4. Location on the beach can’t be beat, very helpful hosts. It’s definitely a beach cottage versus a house as the description states. We’d definitely comeback for a weekend!

We (family of 3) stayed for a long weekend in July and we had an amazing time at this property. The house is located literally on the beach, and you simply can’t beat that. Plenty of (good) restaurants nearby (with takeout option) and a grill available make eating out very difficult. There is a TV but we didn’t switch it on once. Had to work a bit and wifi worked great, no issues. All in, great time and we hope to come back.

The cottage has a quaint seaside cabin feel and was literally steps from the sand and water. It is on a quiet street and has a very local, relaxed vibe. We only saw a few people during the day and it was very laid back. An absolute dream! It was clean, well stocked for cooking on their propane grill on the deck, and we felt right at home. The view is just beautiful. The property managers were friendly and helpful through text. I had concerns about the temperature in the July heat, but it was perfectly comfortable in the AC during the day (what little time we spent indoors) and with the windows open at night, could hear the gentle waves of the Long Island Sound with a nice breeze. We visited a nearby vineyard, stopped at a Lavender Farm, and spent the days relaxing on the beach which is just steps from the cottage. Well equipped with kayaks which were fun to use, beach chairs, and beach umbrella. The flies on the beach are easily deterred with bug spray, so be sure to bring some. The Wifi was fast and we spent our one rainy evening enjoying Netflix on their tv. Since it is on the Sound, the beach is has large pebbles, so bring your water shoes. Our senior dog loved walking freely on the beach in the mornings and we’re so grateful they are dog friendly. We were able to build a small fire on the beach near the water (just check with the property managers for directives) so stop for firewood at a gas station before you get there. We couldn’t believe that we were only 1.5 hours from our Brooklyn apartment and can’t wait to return to this beach oasis!

After spending the entirety pandemic in Manhattan, we were so thrilled to find this gem of a little cottage on the beach! Everything on the property was thought out to the smallest detail. Beautiful secluded in trees and bushes home, yet located right on the beach – with amazing water views and gorgeous sunsets! We are return guests and will definitely continue to rent here in the future. The hosts could not be friendlier or more welcoming. The location is perfect for a city getaway- far enough to feel remote but not too far that you have to suffer through too much traffic getting home. Great place!!

This little cabin was perfect for our anniversary getaway in early October. Close to restaurants and vineyards, direct access to beach and gorgeous views. No heat, bit they have space heaters. We stayed warm with blankets. Doesn’t look like much on the outside but the inside is super cute. Would definitely return!

We had a great time staying at the beach house for the Memorial Day weekend. The house could not be closer to the beach and had the perfect perch for us to sit and enjoy watching the waves. The house is cute and comfortable in the rustic beach bungalow way. Wading River is close to restaurants and wineries but just far away enough to not be in the crowds. We would definitely come back in the future!

The location right on the beach cannot get any better. We really enjoyed watching the sunset from our patio every night, relaxing on the beach, having bbq’s and bonfires. The cottage is cute and clean. My husband and I stayed there with our two young children and the space was sufficient. The area itself is very cute with a few good restaurants close by as well as many wonderful farm stands and markets. The hosts are very responsive and helpful plus they live nearby in case anything is needed.

This is out third year in a row that we stayed at the Joyce. My mom and I love it here! Debbie & Virginia treat us like family. The cottage is right on the beach with beautiful views of the LI Sound. The cottage is also pet friendly so our dog can come with us. If you are looking for a beach vacation, I would highly recommend! We can’t wait to come back!

My kids had a blast playing in the sand right off the deck as we grilled or relaxed with a glass of wine. There’s also a playground less than a mile down the road, also on the beach. The beach is a little rocky here, but the water is calm. Inside the house is very basic – it’s definitely a beach shack. But we found everything we needed to cook dinner at home most nights. The caregivers were very responsive, checking in on us the first night we were there. When we were having issues getting the outdoor shower to work, they tried to fix it right away (and then my husband ended up figuring it out in the end). We also really liked the location of the home overall. It’s not as far out on North Fork, so it’s very easily accessible to Riverhead AND all the wineries/breweries. All in all, a great long weekend beach getaway and we would certainly stay again.

Loved staying here for my husband and I’s wedding anniversary. The restaurant down the block, La Plage, is amazing! A must try! I’ve stayed in numerous different houses along this road and am always happy.

Cottage is right on the beach and more than adequate for 2 people. Quiet road for strolls in the morning and evening. Walks on the beach to watch all the fisherman. The deck is always shaded so even on a hot afternoon you can enjoy the breeze and view. Beach chairs are also there to drag onto the sand. The restaurant La Page is a nice walk down the road and service and food is fabulous. You must try it. A very quaint secluded truly one bedroom cottage that we had the most relaxing enjoyable weekend in. Hope it is available next fall for a long weekend to end the summer season.

Came with my parents for a wedding in the area, and we really enjoyed the Joyce beach house. It took a little prodding to get some pre-trip questions answered, however once I got a reply they were very responsive and helpful.
The listing is accurate. The house was not luxurious but it was cozy, clean and cute and the house has a fantastic view. All kitchen and beach amenities we needed were provided, as well as plenty of towels and a bar of soap. We would definitely come back and stay again.

Amazing! The cutest little cottage on the beach. Five of us fit comfortably. Very helpful and friendly hosts. Definitely recommend and will return. Our first night it was stormy and we didn’t get to enjoy the beach much but it was still beautiful. The rest of the weekend we had amazing 75 degree weather and sunshine. Everything is provided from the grill on the porch to the beach umbrellas. We enjoyed looking at the sunset from the little hill exactly as pictured! The water was too cold to swim in (normal for June) but we enjoyed looking for seashells. The only tiny downfall would be the TV channels which were only a handful and mostly in Spanish but you probably won’t be watching TV with that view only on rainy days. Also there was hardly any cell service but there is a Land line and free wireless which accommodated for that. Wonderful experience overall. Safe for kids and ideal for small family. Best for couples.

Spent the weekend in wading river with the hubby and it was just perfect! Rest, relaxation and romantic. The place is situation right on what feels like your own private beach. Great beach with long walks in either direction that go on for miles and sunsets that just can’t be beat. Debbie and Ginny go out of their way to make you feel right at home and provide all the amenities, information and hospitality you could ask for. We’ve already booked next visit and can’t wait to go back to our little romantic hideaway!

Ah the Joyce… wish we could stay forever. We arrived at the Joyce with somewhat tepid expectations. The pictures really don’t do this place any justice. There is a wonderful and unique charm to the building and we were told it was built in the 50s. The history of the building in a great way. Everything has character and most importantly everything works great and allowed us to relax without any concern. The bed was comfortable and the sofa was perfectly situated for a great view of the beach. There are two separate outdoor areas, each with a different flavor. The front of the building has some wonderful trees with great shade. We took a refreshing afternoon nap under the trees. The back side of the building opens up right to the beach. There is a grill in this area which we used to cook Branzino, Kabobs, Crabs and pretty much did 90% of our cooking with! There is some great chairs for sitting and taking in the breathtaking sunsets. Our hosts were terrific and accommodated any requests we had for Kayaks/fishing equipment/etc. Virginia was even kind enough to mail us back a pair of sunglasses we forgot at the house! The location was also very close to many of the wineries in the area which we really enjoyed. Our vacation could not have been any better. We can’t wait to return for another fun weekend at the Joyce!
