Had a wonderful time with six friends that have been friends for 40 years, all growing up on the rocky north shore of Long Island. It was the perfect setting for such a reunion. We had an incredibly special time on our visit to Once Upon a Tide. There were 9 of us ranging from 2 to 92 (and a dog) and we all fit comfortably in the “unique” sleeping arrangements. It worked great! My 92 m-in-l could sit at the end of the deck under an umbrella and watch her children/grandchildren/great grandchildren play at the beach just below! The paddle board and kayaks were great fun, as well. Beautiful sunsets each night! Great communication with host, as well.

This house exceeded our expectations and allowed us to create memories we’ll never forget. The view is incredible and the house is very well laid out + fully stocked including outdoor toys. The host was communicative and checked in gently to make sure everything met our expectations upon arrival. The beach itself was filled with beautiful pebbles and shells - so be sure to bring water shoes or sandals for morning/evening walks.Will absolutely be back!

The house was perfectly placed at the beach-we all loved the open concept and views from the main living room. House was clean and comfortable for my family of 6 and to have guests as well. There is adequate dishes and utensils. There were a few hiccups; luckily there was a door left unlocked, because we could not figure out the lock box and how to get into the home. We did run out of propane for the grill a few days into the vacation, with no replacement tank. We tried communicating with luxury beach, but got no response. Maybe there should be a “service” number to get an immediate response...I’m not sure what we would have done had there been some sort of emergency. Overall a great experience!

The location of this beach rental is unbeatable. Seeing the water from every window of the living room was a treat, and being able to walk just a few steps down to the beach was convenient, especially with little ones. The bedroom layout downstairs is a bit quirky but the spacious living area was a wonderful gathering place for our family. Debbie, one of the managers, was great to work with -- quick to respond and address any issues, friendly and kind, and really fun to get to know. Our family all agreed this was our best beach rental yet, and we look forward to returning again.

We had a wonderful 5 night stay at Once Upon a Tide. We were a family of nine had plenty of space to sleep, ear, play games and hang out. We were lucky as the weather forecast was not good for our stay but we had sunny days and a little rain. We used the kayaks and paddle boards many times each day. We enjoyed the quiet beach and deck. The views from the house are beautiful. The sunsets were gorgeous and our last night there was a storm late at night with magnificent lightening over the water. We turned off alll the lights and watched it. The beds were comfortable and there was everything we needed to prepare meals in the kitchen. Spending time at this house makes me want a beach house of our own. We hope to return next year.

Amazing location. Walk right down onto the beach from the deck. Stunning views from the living room. Definitely a lived in, beach shack (some updates/maintenance would be nice), that was wonderful for the family. Even though it was cold for most of our visit the kids couldn’t get enough of the beach. And down the road, also on the beach, was a beach playground. Across the street from the playground was a top tier restaurant, La Plage. Excellent food and wine list.

We had a great staying spite of hurricane Ian paying us a visit. Ginnie called and wanted her landscapers to come over for a cleanup after storm. Not necessary, everything was in perfect order.House is in a great location and was immaculate. All you need is food to prepare in a fully stocked kitchen. Once Upon a Tide is most definitely a true beach house. High tide was literally 20 feet from the deck. We had booked a different property from Debbie and Virginia which doesn't have heat. That normally wouldn't have been a problem but the forecast for our stay was calling for 30 degree nights which was unusual for the time of year. The ladies contacted us and upgraded us to a beautiful 4 bedroom house for the same price. The view was amazing! They weren't kidding when they said that all you'd need was food and clothes. The kitchen was well stocked for all your cooking needs. The house was clean and the master bed was a new looking Tempurpedic......very comfortable. They even offered to extend our stay for a reduced rate but we declined because I had to return to work the following day. All said, our stay was a blast and you won't regret your stay at one of Virginia and Debbie's properties. Enjoy!

Our families gathered for a week at this rental in Wading River and had a great time. This trip was the week before Christmas, so the normal summer beach activities weren’t experienced, but the beach and water atmosphere is why we choose this house and it delivered. Knowing it would be cold, our plans were to be able to gather around the fire place and enjoy the great views while watching movies at night and eating meals together. This house worked out perfectly. There was nine of us with plenty of room for sleeping, cooking meals, watching movies and just spending time together. The house is not some fancy modern place of today, but more of homey cabin feel, which was also expected and welcomed. The property management ladies were easy to work with while planning the reservation and always available for questions or help. We were able to enjoy a couple of very nice long walks along the beach. Everything was provided for our stay from linen to kitchen utensils. A few of the mattresses could use an updating, but overall, we were very happy with this property. We talked abut maybe returning one summer. Thanks

The house is located on a beautiful beach and the living room had such a wonderful view so you could enjoy it inside and out. It was incredibly peaceful and the evenings were so quiet. The wildlife was incredible -- we saw so many butterflies, dragonflies, snails when it rained, a beautiful bluebird landed on the deck during sunset. And the sunsets were SPECTACULAR -- hard to believe. Such an amazing setting!! Virginia and Debbie were so responsive and helpful! We had an absolutely fabulous time!!

We had an amazing week at the beach. The house is right on the water with your own beach which was generally empty. Kids flew kites and played alot of poker (they didn't miss their screens). We visited vineyards, nearby towns, got great seafood and relaxed in the living room with an amazing view. It was a great place to unwind. The kitchen was stocked and management was very responsive. I spent New Year’s Eve 2020/2021 here with a small group. It was an amazing time! The house was exactly as pictured, the dock is truly private and we had a ton of privacy. The house could not be in a better location. It was perfect for a girls weekend at the vineyards on the north fork. The house itself/ furniture is a little outdated but it is kept very clean and of course the fantastic view makes up for it. The beds themselves were so comfortable. We had a minor issue during our stay and the hosts were extremely helpful and quick to respond. I would definitely recommend this house to anyone looking for a getaway.

From the moment we walked through the door the view was not to be believed. Everyone walked straight through the house and out the back door to the view of the Long Island sound. Then the quiet was exactly what I was looking for. The entire week we were outside or roaming the town. So much to do. The house was big enough to get lost in. Plenty of bedrooms.

It took us a while to find the 4th bedroom. The kitchen had more cabinets, cookware and service utensils than I ever experienced. The beach is very rocky so water sandels are a real plus. There is plenty of space to hang out in, enjoy friends and cook great meals. The SHop and Stop nearby was fantastic with a very large selection of organic produce and a good seafood and bakery department. The house was very clean, everything worked great including the dishwasher, washing machines, TV and BBQ. This place is great for a large family or a close group of friends. It was a terrific rental and we enjoyed our stay very much

This is my 5th year staying at one of the properties of Luxury Beach Getaway. I stayed in 3 different houses, each one offers something special. This house has historical significance. It’s a round house that was once a Buckminster Fuller Geodesic dome. Now it is an updated round house with panoramic views. Lots of rooms, and as usual peaceful and relaxing. There are so many wonderful things to do. Ginny and Deb accommodate your needs and are the best.

This place was absolutely perfect for our family gathering at the beach. It was great that there were chairs and kayaks and beach toys.....the kids LOVED it. We didn't even unpack our own beach toys because new ones are always more fun than old ones! The kitchen is well stocked, there were several times we thought "What are the chances there's a can opener here....oh...HERE'S one!" It's a wonderful location, lots of room, really good bathrooms with good showers.....it's pretty perfect!!

Between myself, and family we have rented a total of 7 homes over 4 years from Debbie and Virginia and they have all been fantastic and this year was no exception. The ladies are always easy to talk to and deal with and are quick to respond to anything you need. This was our first year in this particular home and it is a great space. The building has a unique shape and history which makes for fun nooks and rooms throughout. There is space for your group to gather together and plenty of space to have time alone, or in smaller groups. The extensive decking opens out to a wonderful stretch of rocky beach that is never crowded. I think we saw a grand total of 5 people on the beach in 7 days.I don't hesitate to recommend both this house and Debbie and Virginia!

We had a great time. Debbie and Virginia were awesome. They checked in periodically with us. The house was very clean and there were plenty of towels. The kitchen had everything you could need and more. The private beach was perfect, although the rocks killed our feet. We would highly recommend this place and the ladies.

Our rental home Once Upon a Tide afforded us a fabulous ocean front view for daily swims and kayaks. We loved the big quirky house and large kitchen. Everything we needed was there, and if not the terrific managers are there instantly. Debbie and Ginny provide fantastic, pleasant and instant remedy for any problem. You would be lucky to rent from them, they are experienced and helpful rental managers.

There are 3 bedrooms and an extra room that has a folding door but no space to shut it. There are no views in the rooms downstairs. Two have a deck built over them.
The main floor is perfect! All 8 of us loved it. Very comfortable set up. The furniture is perfect for the cottage. The deck is homey and great for dinners together. Although there are a few negatives it is a wonderful TRUE beach cottage.

Great beach house! The host, Ginny, was quick to respond and was very kind. Lots of space in the house for our group of six. Lovely beach right outside the door. I would recommend this spot to anyone! Great kitchen which was very well stocked.
