Our curated portfolio spans the most desirable destinations in the Hamptons and North Fork, including charming towns such as Southold, Mattituck, East Marion, Southampton and beyond. Each property is carefully selected to offer authentic local charm and close proximity to stunning beaches.
Each home is stocked with fresh towels, crisp linens and a starter supply of paper goods, dish soap, hand soap and trash bags. These essentials are not replenished during your stay, so we recommend bringing any additional items you may need along with personal toiletries, beach gear and any specialty essentials you love.
Standard check-in is at 4 PM, and check-out is at 11 AM. If you’d like to request early check-in or late check-out, let us know—we’ll do our best to accommodate based on availability.
Many of our homes welcome well-behaved dogs under 50 lbs, with an approved pet fee. Check out our Pet-friendly Collection or let us know if you’re traveling with a pup—we’re happy to guide you to the right property.
Every stay includes professional cleaning before arrival and after checkout. Mid-stay housekeeping can be arranged upon request for an additional fee.
Unless specifically indicated on the listing description, our cancellation policy is:
- Bookings canceled at least 30 days before arrival will receive 100%.
- Bookings canceled at least 14 days before arrival will receive a 50% refund.
- Please note that this cancellation policy does not apply to HVMB guests.

Once a reservation is confirmed, we ask guests to sign a rental agreement and share key information about their stay. You’ll receive detailed monthly statements outlining bookings, revenue and expenses, along with 24/7 access to your Owner Portal to view real-time earnings and reservation details.
